Overview

IMB (Building Construction Permit) has been replaced by PBG (Building Approval) under the Job Creation Law and its implementing regulations. IBU handles the PBG process from technical documentation through to permit issuance — including the SLF (Certificate of Functional Worthiness) required before a building can be operated.

Scope of work

  • Preparation and review of technical drawings: architectural, structural, mechanical, electrical, plumbing.
  • KDB (building footprint coefficient), KLB (building floor coefficient), and KDH (green coefficient) calculations per the local spatial plan.
  • KRK (City Planning Statement) application as the basis for the PBG submission.
  • PBG submission and monitoring through SIMBG (Building Management Information System).
  • SLF processing for new buildings or major renovations.
  • Support during site review by the local TPA (Expert Profession Team).

Bali-specific complexity

Each regency and city in Bali has its own spatial plan and building bylaws. The traditional Bali height limit ("coconut-tree rule") and aesthetic requirements need to be reflected in the design before the PBG application. We work with partner architects who understand the local context.
